Location! Location! Location! If there is a word (or three) synonymous with “expensive,” there it is. Though Oxnard’s Harborwalk Condominium Community’s pricing is influenced by its world-class location, it is a less expensive alternative to the nearby single-family homes.
Though built in the early 1970’s Harborwalk is a very well-run and beautifully kept 244-unit, multifamily community. There are a variety of floorplans ranging from 1 bedroom 1 bath condominiums just under 800 square feet all the way to 3-bedroom, 2 bath Villas at over 1500 square feet. Most have two-car garages, many of them attached. Many of the homes in the community have been updated, meaning an opportunity for move-in ready. But there are still options to put your own touches on the unit if you are willing to watch until the right one comes available.
The community itself provides 4 pools and spas, two tennis courts, lush greenbelts, and even an opportunity to obtain a secure space for your boat or RV. The HOA dues are currently $455 per month, very reasonable for the area. But it is most assuredly the location that separates Harborwalk from even some of the nearby multifamily communities.
Laid out along the peninsula in Oxnard that separates Channel Islands Harbor from the Pacific Ocean, Harborwalk at Hollywood Beach defines the term “walkable”. The pristine beaches just outside your door are still relatively unknown to many Southern California residents, providing locals the opportunity to spend a quiet afternoon in the sand or a morning walk in solitude along the surf.
Just to the other side of the peninsula is the heart of Channel Islands Harbor, where vendors offer a variety of watersports, including kayak, jet ski, and electric boat rentals. And if you spotted the Channel Islands out across the water as you were walking the beach, there are a number of vendors and charters located at the Marine Emporium who can get you out there. There are also a variety of restaurants, the Maritime Museum, and a huge farmers market that is open every Sunday.
Harborwalk is a lifestyle suited to weekenders or any who want to make it their full-time home. A bonus for families and full-time residents, if not for investors, is that there are no vacation rentals allowed, making for a much more community-oriented environment.
Pricing at Harborwalk is low relative to its location. Current prices are impacted by historically low interest rates, but you may still be able to find something under $500,000. The main issue right now is availability. Harborwalk is a closely watched community by locals, investors, and realtors, so it is as important to be on top of availability as it is to be prequalified and ready to make an offer. We are currently in escrow on a unit that our sellers did not want to advertise due to concerns about overexposure due to COVID. It was an exceptional unit, and a few phone calls to local realtors brought a full price $850,000 offer. This represents the highest price so far in the complex, but it is also the most beautiful unit that we have seen so far.
